JOB OVERVIEW

The Maintenance Specialist team member is responsible for performing specialized maintenance duties and projects in the community and around the community grounds as assigned. Responsible for assisting with maintaining a safe, clean and comfortable environment for the residents, guests and team members.

Job Description



Essential Duties

The unique responsibilities for this role include but are not limited to the essential functions listed as follows:



General Maintenance



  • Responsible for completing all maintenance tasks as assigned by supervisor.

  • Perform general maintenance duties such as:


o Fixing wall coverings


o Fixing floor coverings


o Repairing furniture and fixtures


o Performing basic plumbing work


o Performing minor electrical repairs


o Repairing appliances



  • Assist with painting and refurbishing projects.

  • Perform minor building and equipment repairs.

  • Conduct routine maintenance on all Sunrise vehicles as assigned.

  • Maintain all tools and repair parts.

  • Participate in all fire drills and in the community’s disaster preparedness program.



Trade Specialty



  • Work closely with supervisor to identify and bring in outside resources as needed to maintain specialty system(s).

  • Work closely with vendors and contractors to ensure the specialty system operates according to operating standards.

  • Work with vendors and contractors to maintain proper inventory of parts and supplies to support specialty system(s).



Mechanical Systems



  • Assist with working on heating and air conditioning systems.

  • Assist with work on domestic water systems and pumps.

  • Assist with work on refrigeration systems, motors, fans, electrical systems and emergency generators.

  • Perform routine preventative maintenance as directed by supervisor and according to safety regulations.



Housekeeping



  • Assist carpet and hard surface floor maintenance as assigned.

  • Assist in deep cleaning and resident suite ‘make ready’ rooms as assigned.

  • Assist with housekeeping functions as needed.



Risk Management and General Safety



  • Partner with community team to ensure community is in compliance with national/provincial regulations pertaining to occupational health and safety requirements and promotion of Risk Management programs and policies; adherence to safety rules and regulations.

  • Practice safety procedures at all times including Personal Protective Equipment (PPE), fire extinguishers, Safety Data Sheets (SDS), Lockout Tagout procedures and infection control guidelines.

  • Ensure any cords, carts, equipment and other hazards are kept out of the way at all times.

  • Maintain equipment and supplies to avoid waste, damage to areas and equipment and to prevent accidents.

Resident Services



  • Review, read, notate, and initialize Building Management Platform to document and learn about pertinent information and actions required.

  • Practice positive resident and guest relations; ensure that appropriate resident and guest feedback is communicated to supervisor.

  • Maintain and protect the confidentiality of resident information at all times.

  • Assist in driving the community vehicle and/or bus as assigned.

  • Attend regular meetings; Town Hall, Department Team Meetings, Cross Over, and others as directed by the Supervisor / Department Coordinator.

  • Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.

Experience and Qualifications


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of the knowledge, skills, and abilities required.



  • Maintains current license/certificate and/or specialized skills in at least one (or more) of the following building trades: electrical, plumbing, carpentry, HVAC, fire protection or mechanical

  • Three (3) years of maintenance experience preferred

  • Technical school education preferred

  • Demonstrates general understanding of systems such as HVAC, plumbing, electrical, mechanical and code compliance

  • Possess a general understanding of national/provincial regulations pertaining to occupational health and safety requirements, fire prevention, life and safety regulations

  • Ability to respond to emergency calls outside of scheduled work hours

  • Ability to handle multiple priorities

  • Possess written and verbal skills for effective communication

  • Competent in organizational, time management skills

  • Demonstrates good judgment, problem solving and decision making skills

  • As applicable, all Sunrise team members who drive a Sunrise vehicle must review and sign the Driver job description and understand the key essential duties for safety and regulatory compliance
