JOB OVERVIEW

The Maintenance Supervisor is responsible for providing leadership support to the facilities operations. The Maintenance Supervisor is a working leader in the day to day operations directly supervising and assisting the maintenance team members as well as performing hands on maintenance tasks creating a safe, secure and inviting environment for residents, guests and team members.

RESPONSIBILITIES & QUALIFICATIONS

Essential Duties

The unique responsibilities for this role include but are not limited to the essential functions listed as follows:


Supervision and Leadership



  • Responsible for developing work assignments for maintenance team members.

  • Supervises all aspects of the maintenance operations.

  • Assists in performing and/or supervising housekeeping operations in addition to maintenance responsibilities as assigned.

  • Partners with community leadership ensuring maintenance services and maintenance operating standards are achieved.

  • Assists in daily review of timekeeping practices and payroll reports to ensure all hours worked are recorded and appropriately paid.

  • Assists in championing all fire & life safety procedures and takes an active role in all fire & life safety processes.


Mechanical Systems



  • Assists leadership in maintaining and monitoring the following systems:

    • HVAC systems ensuring proper air quality and comfortable temperatures throughout the community

    • Plumbing systems which includes monitoring and adjusting the resident accessible domestic hot water system to ensure code compliance



  • Assists leadership to ensure the following systems operate properly and receive the appropriate preventative maintenance:

    • Refrigeration systems

    • Mechanical systems

    • Electrical systems



  • Performs preventative maintenance tasks.


General Maintenance Operations



  • Assists leadership and ensures all painting and refurbishing projects are performed and completed.

  • Assists leadership and ensures minor building and equipment repairs are performed and completed.

  • Assists leadership and ensures routine maintenance on all Sunrise vehicle(s) is performed accordingly.

  • Maintains and ensures all tools and repair parts are maintained properly and conducts inventory of equipment and supplies.

  • Assists leadership and ensures all maintenance tasks are completed.

  • Prepares the room(s) for new residents and assists with move-ins and move-outs.

  • Performs all general maintenance duties assisting to ensure all assignments are completed such as but not limited to:

    • Fixing wall and floor coverings

    • Repairing furniture and fixtures

    • Performing basic plumbing work

    • Performing minor electrical repairs

    • Repairing appliances




Team Member Training



  • Trains team members on the following:

    • Location and operation of all utility shut-off devices

    • Emergency response protocols

    • Housekeeping procedures if housekeeping operations are within leadership scope

    • Laundry procedures if laundry operations are within leadership scope

    • Safe chemical handling and usage




Risk Management and General Safety



  • Partners with community team to ensure community is in compliance with national/provincial regulations pertaining to occupational health and safety requirements and promotion of Risk Management programs and policies; adherence to safety rules and regulations.

  • Active leadership in the community’s safety committee and Risk Management programs.
  • Ensures that safety procedures are practiced at all times including Personal Protective Equipment (PPE), fire extinguishers, Safety Data Sheets (SDS) and Lockout Tagout procedures.

  • Conducts routine safety rounds and inspections ensuring all safety standards are in place and practiced.

  • Ensures any cords, carts, equipment and other hazards are kept out of the way at all times, not blocking exits and in compliance with fire codes.

  • Conducts fire and disaster drills following the appropriate policy and procedure guidelines.

  • Tests, schedules inspections & maintains proper documentation on the fire protection systems.


Resident Services



  • Reviews, reads, notates and initializes the Daily Log and Maintenance Logs to document and learn about pertinent information and actions required.

  • Practices positive resident relations and directs resident or family member feedback to director.

  • Maintains and protects the confidentiality of resident information at all times.

  • Assists in driving the community vehicle and/or bus as assigned.


Training, and Contributing to Team Success



  • Actively participates as a member of a team and committed to working toward team goals.

  • Committed to serving our residents and guests through our Principles of Service.

  • Contributes in the overall engagement programs and processes (customer and team member engagement) including participating in the team member engagement survey and engagement improvement planning workshops.

  • Attends regular meetings; Town Hall, Department Team Meetings, Cross Over, and others as directed by the Supervisor / Department Coordinator.

  • Assists with the orientation and training of new maintenance team members.

  • Assists with the completion of timely performance appraisals with meaningful conversations.

  • Provides effective leadership in coaching and counseling, developing team members in meeting performance standards.

  • Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.

  • Perform other duties as assigned.

Experience and Qualifications


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of the knowledge, skills, and abilities required.



  • Two (2) years job related experience preferred

  • Supervisory/management experience preferred which may include supervising and responsibility of shift/daily operations

  • High School diploma / GED accepted

  • Technical school education preferred

  • Demonstrates knowledge and understanding of systems such as HVAC, plumbing, electrical, mechanical and code compliance

  • Possess an understanding of all fire & life safety regulations, fire prevention and national/provincial regulations pertaining to occupational health and safety regulations

  • Ability to respond to emergency calls outside of scheduled work hours

  • Ability to handle multiple priorities
  • Possess written and verbal skills for effective communication and the ability to facilitate small group presentations

  • Competent in organizational, time management skills

  • Demonstrates good judgment, problem solving and decision making skills

  • Demonstration of proficiency in computer skills, Microsoft Office (Windows, Outlook, Excel) and Sunrise applications with the ability to learn new applications

  • As applicable, all Sunrise team members who drive a Sunrise vehicle must review and sign the Driver job description and understand the key essential duties for safety and regulatory compliance
